Commercial and Industrial Land Use Projects

KTB has led the planning and development of a number of commercial and industrial sites in the Waikato Region. These projects have included planning for site preparation works, buildings and associated commercial/industrial activities. KTB has obtained resource consents for buildings, land use activities, soil disturbance and stormwater discharge activities to land and waterways.

Mixed Use Development

KTB recently obtained a resource consent for a mixed use development at 38-40 Thornton Road, replacing the existing dairy and dwellings on site.  The development will include a cafĂ©, improved dairy/superette, takeaways and apartments.  KTB worked closely with the client, architect, traffic and acoustic engineers and odour experts to finalise a high-spec design which reflected the style of the receiving environment and provided interaction with the reserve located opposite.  The development will be an asset to the community, providing opportunities for enhanced use of the reserve, accessible commercial services and apartment style living.

Coromandel Business Park

Karl provided a lead role in the project management, preparation and implementation of Plan Change 13 to the Thames- Coromandel District Plan. The Plan change involved the development of the Coromandel Business Park Structure Plan. This was a zone change and structure planning exercise to encourage business opportunities within iconic Coromandel Town. The project resulted in the restoration of wetland system and riparian margins on the Huaroa Stream and Coromandel Harbour. Plan Change 13 rezoned 11ha of land to a "light industrial" zone. It was approved by a panel of independent Commissioners in 2012. The decision was not appealed to the environment court.

Commercial Land Use, Kopu

A new commercial hub in Kopu which included a Cafe' , a Bendon outlet store, a vet clinic and Hunting & Fishing NZ. The commercial hub delivers essential services at the entrance of the Coromandel Peninsula. KTB Planning help the client to obtain land use consents for this precinct.
